The verdict

Mr Bayley says auction clearance rates aren't transparent, real or representative of what happens at auctions on any given day. APM does not include a significant number of auctions in its calculation of clearance rates, nor does it include this number in its results reports, although it publishes the number of total listings the previous week. RP Data includes the number of total listings in its reports but does not use it when it calculates its clearance rates.

Mr Bayley's claim checks out.

This will only get worse... then it blows out into comic proportions causing people to lose all faith in the info whatsoever.   And that is an interesting issue....When The Institutes that publish crap become known for publishing crap thats when the bottom really falls out.

Dr Anthony would not be sleeping well, these nights.

Domain admits Clearance rates are Bunk

28th May, 2018.  

Here in Sydney you can't keep track of prices now that they are falling bc the agents don't list the passed in price...  often don't post anything.   No results at all.

People who are investing millions with this information as their main dataset deserve a fleecing.

Best part is agents who refuse to post data make the situation worse!   What would you do if you needed to sell in that type of environment?  

-You'd think they'd operate more like a cartel!

Not always a correct translation.

The Russian word for bargain is "Torg" (not Tor). It's used a lot in real estate advertising, but rather than imply the place is a bargain it means the owner is willing to haggle (negotiate to a lower than advertised price). The don't seem to do auctions.
